Title Desk Rescue™ Is Not a Law Firm

Title Desk Rescue™ does not provide legal advice, legal representation, or legal services of any kind. We do not practice law, and nothing in our diagnostics, reports, or communications should be construed as legal advice.

When legal services are required—including but not limited to probate proceedings, quiet title actions, or litigation—clients must retain licensed attorneys directly. We may provide referrals or coordinate introductions to qualified legal professionals, but the attorney-client relationship is formed solely between the client and the attorney they engage.

Title Desk Rescue™ Is Not a Title Company

We do not issue title insurance, conduct closings, hold escrow funds, or perform title searches in the capacity of a licensed title agent or title insurance underwriter. Our diagnostic services analyze existing title documentation and identify defects, but we do not certify or insure title.

Title insurance and formal title commitments must be obtained through appropriately licensed title companies and underwriters. Our work may assist title professionals in understanding complex defects, but it does not replace the formal title examination and insurance process.

Paid Professional Services

Our curative title diagnostics and resolution coordination services are professional, fee-based services. Fees are disclosed prior to engagement and are non-refundable once diagnostic work has commenced, regardless of whether the findings are favorable to the client's desired outcome.

Payment of diagnostic fees does not guarantee any particular outcome, resolution path, or timeline. Our role is to provide clarity regarding the nature of title defects and the available paths forward—not to guarantee that any path will succeed.

No Guarantees of Outcome

Title Desk Rescue™ does not guarantee that any title defect can be cured, that any transaction will close, or that any particular resolution path will be successful. Real estate title issues involve complex legal, factual, and procedural variables that are beyond our control.

Our diagnostics are designed to provide professional analysis and informed recommendations. The ultimate success of any curative effort depends on factors including court decisions, cooperation of third parties, the accuracy of information provided to us, and the actions of licensed professionals retained by the client.

Third-Party Professional Services

Resolution of title defects frequently requires engagement of third-party professionals including attorneys, title companies, surveyors, appraisers, and other specialists. These professionals are retained directly by the client, not by Title Desk Rescue™.

While we may recommend or introduce clients to qualified professionals, we do not control, supervise, or guarantee the work of any third-party professional. Clients are responsible for evaluating and selecting their own service providers and for all fees, costs, and outcomes associated with those engagements.

Accuracy of Information Provided

Our diagnostic analysis is based on the documentation and information provided by clients and obtained from public records. The accuracy and completeness of our analysis depends directly on the accuracy and completeness of this information.

Clients are responsible for providing accurate, complete, and current information. Title Desk Rescue™ is not liable for conclusions or recommendations based on inaccurate, incomplete, or outdated information provided by clients or obtained from third-party sources.
